Townhouses for Sale in Clarington

Townhouses are how many first buyers get into Clarington, and Bowmanville has most of them. The rows west of Bowmanville Avenue around Clarington Boulevard, Aspen Springs Drive and Green Road date from the late 1990s through the 2010s and sit within a walk of the shopping centre and the future GO station; north Bowmanville is adding rear-lane and street-front rows in every new phase. Courtice has rows along Highway 2, Trulls Road and Prestonvale Road from the 2000s onward, several built as condominium complexes. Newcastle's rows are newer, mostly on the Foster Creek streets north of King Avenue, with a few near the Port of Newcastle. Orono and the hamlets have almost none. Freehold, freehold with a common-element fee and full condominium all exist here, and the form changes what your lawyer reviews, so the Miller team gets that answer before you fall for a kitchen.

Where Clarington's rows are

West Bowmanville is the centre of gravity. The blocks between Bowmanville Avenue and Green Road, on either side of Highway 2 and Prince William Boulevard, hold freehold rows and condominium rows from the late 1990s through the 2010s, and the newest stacked and rear-lane product sits close to Clarington Boulevard. North Bowmanville above Concession Road 3 and along Scugog Street is where the current phases are. A few older condominium rows sit east of Liberty Street near the mall. Courtice's rows follow Highway 2 from Townline Road to Courtice Road, with clusters on Trulls, Prestonvale and near the Courtice Community Complex on Nash Road. Newcastle's are along the streets north of King Avenue between Mill Street and Rudell Road, plus bungalow-style rows near the lake. Rows facing Highway 2 or backing onto the CP line north of downtown Bowmanville need a visit at rush hour and when a train passes.

Freehold, common-element or condominium

A condominium row comes with a status certificate; make the offer conditional on it and read the reserve fund study, what the corporation replaces and when, any special assessment or lawsuit, and the rules on rentals, pets and parking. Rear-lane rows in the new Bowmanville and Newcastle phases are usually freehold on a parcel of tied land, with a small common-element fee for the lane and visitor parking and a much shorter certificate. A pure freehold row has no certificate, so the survey, party walls and drainage easements are what your lawyer reads. In any new phase, confirm the Tarion warranty dates, that the builder finished the lane, driveway and sod, and whether the assignment you are looking at was allowed by the builder. Everywhere, ask about parking, since many rows have one garage space and a short driveway, and check that finished basements and decks were permitted.

Questions people ask about Townhouses for Sale in Clarington

Will there be townhouses near the future Bowmanville GO station?

The planned station is on the west side of Bowmanville, and the rows around Clarington Boulevard, Aspen Springs Drive and Green Road already sit within a walk of it and of the shopping centre. Buying there now is a bet on a timetable the Province has not fixed, so weigh the location on its current merits first.

Are Courtice townhouses freehold or condo?

Both. Several of the complexes along Highway 2 and Trulls Road are condominium corporations with a monthly fee that covers the exterior and grounds, while the newer rows off Prestonvale and Nash are freehold, some with a common-element charge for a lane. The listing should say, and the lawyer's review depends on the answer.

Do townhouse fees in Clarington include utilities?

Usually not in anything built after the 1990s, where every unit is metered for hydro, gas and water. A few older condominium rows near the Bowmanville Mall may still bundle water into the fee. The declaration and status certificate spell out exactly what is included, so compare fees on that basis rather than the headline number.
