Three things the budget buys
Between one million and a million and a half, the same budget buys three different things in Pickering, and you should decide which you are paying for. In Liverpool or Amberlea it buys a wider lot and a mature street with a house that may need its kitchen, bathrooms and windows redone; the money goes to land and location. In Highbush or Dunbarton it buys a larger, younger house with an open plan and an ensuite, sometimes on a pie-shaped or partly treed lot; the money goes to square footage. In Seaton or Duffin Heights it buys a house that is new or close to it, with a warranty and modern systems on a narrow lot in a community still under construction; the money goes to newness. Ravine and walk-out lots push otherwise similar houses above the band, so if a valley view matters, expect to stretch.
