Start with the status certificate, which sets out how the reserve fund stands, whether an assessment is being discussed, and what the rules say about pets, leasing and renovations. The older Town Centre and Kingston Road buildings often have larger suites and include more in the monthly fee, sometimes heat and hydro, while the newer towers charge a lower fee per square foot but meter utilities separately and add a parking or locker fee. Confirm how the parking is held, on title, exclusive-use or by rental, and the same for the locker. Check the building's window and balcony program, because a glass-railing or window-wall replacement is the kind of item that becomes an assessment. For a two-bedroom, measure whether the second room has both a closet and a window, and look at the floor plan for a den that a brokerage may have counted.
