Buying a nearly new home in Pickering

A resale of a two or three-year-old Seaton house comes with whatever remains of its Tarion warranty, which transfers to you, so ask for the enrolment number, confirm the original possession date and work out what is left of the first, second and seventh-year protections. Look at what the first owner did and did not finish: many were sold with a bare basement, a gravel driveway waiting for the builder's paving and no fence, and the listing may show a house still in that state. Ask whether the driveway, sod and grading have been signed off by the builder and the city, whether any deposits with the builder are outstanding and whether a POTL fee applies to the lane or the parkette. For builder inventory on the MLS®, the deal is usually the builder's own agreement rather than the standard form, with closing adjustments for levies and meters; have a lawyer read it. Which parts of Pickering are still being built out?

Seaton is the largest, spreading across the north end between Taunton Road and the 407 with phases from several builders, followed by Duffin Heights along Brock Road and the condominium towers around Pickering GO and the Town Centre. Smaller infill projects appear on Kingston Road and on older lots below the 401 where a bungalow has come down.

If I buy a three-year-old Seaton house, is the Tarion warranty still mine?

Yes. The coverage follows the house rather than its first owner, so whatever is left of the first-year, second-year and seventh-year terms passes to you. Obtain the enrolment number and the original closing date, then read Tarion's list of what each year covers. Deficiencies the first owner never reported may be out of time, so inspect carefully.

Is buying from a builder's MLS® inventory different from a resale?

Usually. The builder writes its own agreement, closing can include development levies, utility meter charges and other adjustments, and there may be a capped or uncapped list of extras. Some inventory homes are ready to close within weeks, which is the appeal. Have a real estate lawyer review the document before you sign, and let the team negotiate the adjustments.
