Arrive with a short list of questions the listing sheet cannot answer. In town, ask about the age of the shingles and the furnace, whether the basement has ever taken water, and what the property taxes ran last year. If the home backs onto the lake or a creek, ask about spring water levels and whether any part of the lot sits inside a regulated floodplain, which Kawartha Conservation can confirm. On a rural property, walk the whole lot, find the well head and the septic bed, and ask whether the road is maintained by the township through the winter. Photograph the mechanical room and the electrical panel.
