Resale of a recent build versus a builder's inventory home
The two paths to a new Whitby house behave differently. A resale of a two-year-old home in Brooklin or West Whitby comes with grass, a fence, blinds and a driveway already paved, the things a builder charges extra for or leaves to you, and its remaining Tarion warranty typically passes to the next owner, so get the enrolment number along with the dates on which the one-year, two-year and seven-year coverages run out. A builder's inventory home listed on the MLS® is usually a completed or nearly completed house the builder wants sold, often with upgrades already chosen, and its closing carries adjustments for development charges, utility connections and Tarion enrolment that resale closings do not. In either case, look at what still surrounds the house: an unbuilt phase next door means construction traffic for a couple of years, and a future school site or park on the plan is a promise, not a building.
