A two-bedroom condo is bought twice: once on the suite and once on the corporation's paperwork. Write the status certificate into your offer as a condition and go to the reserve fund study before anything else, since a 1970s tower on Simcoe Street North may be facing balcony, garage slab or window replacement that a thin reserve cannot cover without a special assessment. Check what the monthly fee includes, because older Oshawa buildings often fold heat, hydro and water into the fee, whereas newer ones near the campus meter each suite separately. Find out if the parking and the locker come owned outright, deeded or merely exclusive-use, and whether the declaration restricts short-term rentals or the number of occupants, which matters for a student rental. Buildings put up between the mid-1990s and 2007 may contain Kitec plumbing, which insurers ask about. Finally, read the minutes for lawsuits, insurance claims and any mention of a coming fee increase.
