What separates one four-bedroom detached house from another
On paper two houses with four bedrooms and a double garage look alike; on the ground the differences are in the lot, the systems and the paperwork. Lot width first: a Kedron or Windfields house on a 36-foot frontage shares a driveway line with its neighbour, while a Centennial colonial on 55 feet has room for a side entrance and a real yard. Then the basement: a finished lower level in a 2010s house often lacks a permit history, so ask for closed permits before you value it. Ravine lots along Harmony Creek in Pinecrest and Taunton or the Oshawa Creek in Northglen sit inside the conservation authority's regulated zone, so decks, pools and regrading need its permit. In Kedron, check how close the house sits to Highway 407 and whether the school shown on the builder's map has actually opened. On any house under seven years old, ask whether the Tarion warranty remains and what claims were filed.
