3 bedroom townhouses in Oshawa

Three-bedroom townhouses, condominium and freehold both, are what this page shows, and the rows below come off the MLS® feed while the page renders, never from storage. Oshawa's townhouse map splits by decade. The condominium complexes of the 1970s and 1980s stand along Wilson Road North and beside Central Park Boulevard North in Eastdale, off Rossland Road in Centennial, west of the Oshawa Centre in McLaughlin and in Donevan below Olive Avenue, with modest fees and larger yards than anything built since. The freehold rows came later: Pinecrest and Samac in the 1990s, then Taunton, Windfields and Kedron from the mid-2000s onward with front garages or rear lanes, plus stacked towns on the Taunton Road East corridor. Three bedrooms is the standard layout in all of them. First-time families, single buyers wanting a garage, downsizers leaving a Centennial split and campus-area investors all compete for them. Randy and Alexander Miller will explain the fee structure attached to any address before you drive out.

Freehold, condominium, or a road fee in between

Three ownership forms sit behind the single word townhouse in Oshawa, and the listing does not always make them obvious. With a condominium townhouse, the corporation holds the exterior, roof and grounds, you pay a monthly fee to it, and a status certificate gets reviewed before firming up; the older complexes in Eastdale, Centennial and McLaughlin work this way. A pure freehold townhouse gives you the roof, the walls and the lot outright, with nothing owed to a corporation, which is common in the front-garage rows of Pinecrest and Samac. Between them sits the parcel-of-tied-land arrangement used in much of Windfields, Kedron and Taunton, where you hold the house freehold but pay a small monthly charge toward a private rear lane, visitor parking or a shared water main. Ask the Millers to confirm which form applies, what the charge covers and whether the private lane is plowed by the corporation or by you.

Questions people ask about 3 bedroom townhouses in Oshawa

Are there three-bedroom townhouses close to the Oshawa GO station?

Fewer than in the north end, but they exist: newer freehold rows near Bloor Street and Simcoe Street South in Central and Lakeview, some infill towns below King Street, and the older condo complexes in Donevan a short drive from the station. Metrolinx's planned Central Oshawa stop near Ritson Road South would put Donevan and Central townhouses closer still.

How does a condo townhouse fee differ from a POTL fee in Oshawa?

A condominium fee funds the corporation that owns and maintains everything outside your unit, including the roof, and it comes with a reserve fund and a status certificate. A POTL charge is usually much smaller and covers only shared elements such as a rear lane or a private road, while you remain responsible for your own roof, windows and yard. Both should be stated on the listing.

Do three-bedroom townhouses near the north campus rent to students?

Yes, and many were bought for that purpose in Windfields and Samac. Three bedrooms plus a finished basement room is the usual set-up. Before buying with that plan, confirm how the City licenses rental houses near the campus, the condominium's occupancy rules if there is a corporation, and whether the unit's insurance permits student tenancy. Randy and Alexander can walk through the numbers privately.
