Duffin Heights

Duffin Heights is the newest fully built community in south Pickering, a compact neighbourhood straddling Brock Road between the hydro corridor and the Canadian Pacific tracks, laid out under City design guidelines and constructed largely from around 2010 onward. It is defined by townhouses: freehold rows, back-to-back and stacked blocks, and condominium townhouse complexes such as the 104-unit Urban Town Living at 1711 Pure Springs Boulevard from 2020 and a 61-unit block at 1695 Dersan Street completed in 2025, with detached houses and some mid-rise apartments mixed in along the interior streets. Where Duffin Heights sits

Duffin Heights occupies the northeast corner of urban Pickering, bounded by the West Duffins Creek valley on the west, the Canadian Pacific rail line on the north, the Ajax municipal line on the east and the hydro transmission corridor on the south, with Brock Road running up the middle. Dersan Street, Zents Drive, Tillings Road and Pure Springs Boulevard are the residential streets on either side of Brock Road. Seaton begins across the rail line to the north.

Townhouses dominate, and they come in every current format. Traditional two- and three-storey freehold rows with garages line Dersan Street, Zents Drive and Tillings Road; back-to-back and stacked townhouse blocks fill the denser sites nearer Brock Road, often as condominiums with common-element fees; and complexes such as Urban Town Living at 1711 Pure Springs Boulevard, 104 two-storey units completed in 2020, and the 61-unit development at 1695 Dersan Street from 2025 show the range of ages. Detached houses are a minority, mostly two-storey plans on narrow lots from the 2010s along the quieter interior streets, and a few mid-rise apartment condominium buildings have been built or approved near Brock Road. Bus route 112 follows Brock Road and Taunton Road to Pickering Parkway Terminal, where the 2012 enclosed bridge crosses the 401 to Pickering GO on Bayly Street for Lakeshore East service in both directions; the 915 Pulse on Taunton Road links Ajax and north Oshawa, and the 916 runs Brock Road toward Rossland Road. Ajax GO is an alternative for east-side streets. Cyclists and walkers use the Duffins Creek valley trails on the western edge and the hydro-corridor paths, and the planned Seaton links to the north will add more. A car is still assumed for groceries beyond the Brock Road plaza.

Schools

Durham Catholic's St. Wilfrid Catholic School at 2360 Southcott Road is the community's own elementary, with St. Mary on Whites Road as its high school. Public-board students are assigned to Valley Farm and Valley View public schools and to Pine Ridge Secondary School, with some addresses directed toward newer schools such as Josiah Henson Public School as boundaries shift; hoodq also lists Ajax schools including J. Clarke Richardson Collegiate and Trillium Woods for eastern streets. For French-language schooling there is Viamonde's Ronald-Marion in Pickering and, on the Catholic side, MonAvenir's schools in Ajax and Whitby. All the boards are redrawing lines because of growth here and in Seaton, so confirm the assignment for the specific address before you buy rather than trusting a listing.

Parks, shopping and daily life

The West Duffins Creek valley is the community's park, a wooded ravine with informal and formal trails on the western edge that connects south toward the hydro corridor and north toward the Seaton Hiking Trail; Southcott Park has a reconstructed accessible playground, and small parkettes sit inside the townhouse blocks. Daily shopping is on Brock Road, where a plaza with a grocery store, pharmacy and take-out serves the community, with the larger big-box strips at Brock Road and Pickering Parkway a few minutes south and the City Centre mall beyond that. Arenas, pools and fitness studios are at the Valley Farm Road recreation complex, and the Pickering Central Library at One The Esplanade is the nearest full branch. Durham Live's casino, open since July 26, 2021 on the Ajax border to the south, is the entertainment draw. The nearest hospital is Lakeridge Health Ajax Pickering, across the town line, and the future Seaton plazas and recreation complex will eventually serve the north side too.

Lakeshore East trains serve Union Station and Oshawa through the day. Cycling down Brock Road is possible but the road is busy.
