Condos for Sale in Ajax

Ajax has fewer condo apartments than its neighbours, so the buildings that exist tend to be well known and closely watched. The newest cluster is downtown around Pat Bayly Square and Harwood Avenue South, mid-rise and high-rise buildings that came with the civic square after 2018 and put the library, the town hall and the GO station within a walk. A second group sits along Kingston Road and Westney Road in Central West and Central, low-rise and mid-rise buildings from the 1980s onward, some near Pickering Village. Older apartment-style condos with larger suites stand along Harwood Avenue and near Rossland Road. Buyers are a mix of first purchasers, downsizers from Ajax houses and investors near the station. Because the town has no tower district, most buildings are under fifteen storeys with resident-owner boards. The Miller team reads the certificate and the building's recent minutes so you know what the fee actually funds.

Which buildings are where

Downtown is the growth spot. The buildings around Pat Bayly Square at Bayly Street and Harwood Avenue are the town's newest, aimed at commuters and at people who want the library, the civic square and the waterfront trail without a car; expect smaller suites, underground parking and fees that exclude utilities. South West near Ajax GO has mid-rise buildings on Westney Road South and Bayly Street built for the station walk. Central West's Kingston Road and Church Street buildings near Pickering Village are lower and older, often with larger balconies and mature grounds. Central has the 1980s apartment-style condos along Harwood Avenue north of the 401, popular with downsizers for their suite sizes and inclusive fees. Northeast Ajax and Northwest Ajax have very few apartment condos, mostly stacked units counted as townhouses. Lake-view suites are rare in Ajax because the shoreline is parkland, so the few buildings with a water view carry a premium.

What the status certificate should settle

Make the purchase conditional on the status certificate and read it for the reserve fund study and whether contributions match it, any special assessment or litigation, and the declaration's rules on rentals, pets and smoking. In a new downtown building, check whether fees rose after the first-year budget and how many suites are rented, since an investor-heavy building runs differently. In a 1980s Harwood Avenue building, ask which large items are done, such as roofs, windows, balconies and the garage slab, and which are scheduled. Confirm the parking space and locker are deeded, not leased. Visit at rush hour and at night to judge noise from the 401, the CN corridor or Bayly Street. If the suite is tenanted, the tenant's rights under the Residential Tenancies Act carry through the sale regardless of the condominium's rules, so plan closing around that.

Questions people ask about Condos for Sale in Ajax

Which Ajax condos are walkable to the GO station?

The mid-rise buildings on Westney Road South and Bayly Street near the station, and the downtown buildings around Pat Bayly Square, are the ones built for the walk, usually within ten minutes. Buildings along Kingston Road and Harwood north of the 401 are a bus ride away on the local routes that feed the station.

Are Ajax condo fees high?

It depends on the building's age and what the fee includes. The 1980s apartment-style buildings on Harwood carry fees that fold in water and heat and cover large suites; the new downtown buildings charge less but exclude utilities. Judge the fee against the reserve fund and upcoming projects listed in the certificate rather than as a bare number.

Are rentals allowed in Ajax condo buildings?

Long-term leases are permitted in most Ajax buildings, though some declarations set a minimum term and short-term rentals are usually prohibited by the corporation and regulated by the town. Investor-heavy buildings near the GO station tend to be the most flexible. The declaration and rules in the status certificate give the answer for a specific building.
