Ravine lots come with rules
Most Ajax walk-outs back onto land regulated by TRCA, the conservation authority for Duffins Creek, Carruthers Creek and their tributaries, and that shapes what you can build later. A deck, a pool, a fence line moved toward the slope or a new retaining wall may all need the authority's permission in addition to the Town's permit, so ask before you plan. Look at the grading around the walk-out door and the drainage of the patio, since water pooling against a lower-level wall is the most common problem in these houses, and ask whether the lot has ever seen erosion or slope movement. Buyers treat a finished walk-out as living space, so confirm the finishing was permitted and that a bedroom down there has a proper window. Weigh the exposure too; a north-facing walk-out onto a valley is shaded and cool, which is a feature in July and a cost in January.
