Freehold does not always mean fee-free
In a freehold townhouse you own your lot and your walls outright, and the neighbours own theirs, which is why buyers prefer them to condominium rows. The wrinkle in Ajax is the POTL setup found in many rear-lane subdivisions of Northeast Ajax, where the private laneway behind the garages is a common-element condominium that every lot is tied to, carrying a modest monthly fee and its own status certificate. The fee is far below a full condo fee and the corporation has little to manage, but it is a real charge and it can rise if the lane needs repaving. Ask whether the row has one, what it covers and whether the corporation holds a reserve. Beyond that, treat the house like any freehold: check the roof and the party walls, look at the shared driveway agreement if there is one, confirm the garage is a real garage and ask the team what end units versus interior units have been selling for.
