The mid-1980s and early-1990s streets near Rossland Road and Harmony Road offer two-storey plans with three or four bedrooms, plus some bungalows and raised bungalows, on lots roughly 40 to 50 feet across with single or double garages; the late-1990s and 2000s streets toward Taunton Road East and Grandview Street North are larger all-brick two-storeys, double garage, main-floor family room, four bedrooms and, at the top end, five bedrooms with a second staircase or a loft. What to check depends on the era: on the older streets, roofs and furnaces on their second replacement, original windows and the first wave of basement finishes done without permits; on the 2000s houses, builder-grade shingles that are due, poly-B plumbing in some early-1990s builds, and whether the Tarion warranty has long expired so every defect is now the owner's. Lots on the creek branches and ponds are premium; lots against Taunton Road trade that for noise.

What common issues turn up on inspections of 2000s houses here?

Kitec plumbing was used in some houses built from the mid-1990s to 2007, so an inspector should check under sinks and at the water heater. None of these is unusual, but they should be priced.
Do Pinecrest houses have basement apartments?
