East of Rosebank Road the 1980s subdivisions offer four-bedroom brick two-storeys and sidesplits and attached garages on regular lots, now at the age where roofs, windows, furnaces and the original kitchens have been replaced once or are due. Check the basement for finished-suite permits, since duplexing is common. Houses closest to Kingston Road and the highway carry noise and, over the long term, redevelopment pressure. Everything is on municipal services, and walking distance to Dunbarton High School is a genuine selling point.

Can I replace an old house on Rosebank Road with a bigger one?

Generally yes, subject to zoning setbacks, height and coverage, the tree by-law and TRCA approval on ravine lots. The pre-war lots are large enough for substantial houses and many have already been rebuilt. Get a zoning review before you buy, and assume a tree preservation plan will be required where mature trees line the street.

Do detached homes in Woodlands hear the highway?

The streets closest to Highway 401 and the Whites Road interchange do, most of all at night and once the leaves drop. The blocks nearer Sheppard Avenue and along the ravine are noticeably quieter. Visit at different hours and stand in the backyard, because the sound travels differently across the valley than along the arterials.
